LONG TERM LEASES ADDED TO MOBILEHOME PARK RENT CONTROLS EFFECTIVE JAN 1, 2025.
Existing law, the Mobilehome Residency Law, prescribes various terms and conditions of tenancies in mobilehome parks. Existing law exempts a rental agreement in a mobilehome park that is in excess of 12 months’ duration, and that meets other specified requirements, from local ordinances and initiative measures that establish a maximum amount that a landlord may charge a tenant for rent, commonly referred to as rent control.
AB 2782 would prohibit the above-described exemption from rent control in mobilehome parks for rental agreements from applying to a rental agreement entered into on or after February 13, 2020. The bill would repeal these provisions on January 1, 2025. The bill would declare that these provisions are severable. This bill would make related findings and declarations.
Spaces that are not the principal residence of the mobilehome owner, park-owned mobilehomes, and recreational vehicles that have occupied a mobilehome space less than nine (9) months are exempt from the provisions of the MHRSO and from administrative fees.
The CPI for July 2024, as released by the United States Department of Labor in August 2024, is listed as 2.9%.

La ley existente, la Ley de Residencia de Casas Móviles, prescribe varios términos y condiciones de arrendamiento en parques de casas móviles. La ley existente exempta a un contrato de alquiler de casas móoviles que tenga una duración de mas de 12 meses y que cumpla con otros requisitos específicos, de ordenanzas locales y medidas de iniciativa que establecen una cantidad máxima que un propietario puede cobrarle a un inquilino por el alquiler, comúnmente conocida como control de alquileres.
AB 2782 prohibiríia que la exencióon del control de alquiler descrita anteriormente en parques de casas móviles para contratos de alquiler efectuado a partir del 13 de febrero de 2020. El proyecto de Ley derogaría que estas disposiciones son separables. Este proyecto de ley haría conclusiones y declaraciones relacionadas.
Los espacios que no son la residencia principal del propietario de la casa móvil, las casas móviles propiedad de un parque y los vehículos recreativos que han ocupado un espacio de casa móvil menos de nueve (9) meses están exentos de las disposiciones de la MHRSO y de las tarifas administrativas.
El CPI de julio de 2024, publicado por el Departamento de Trabajo de los Estados Unidos en Agosto de 2024, figura en 2.9%.
