CBRE Inc. and North Bay Property Advisors (NBPA) will jointly
represent the County for the sale of the Chanate property. CBRE has a strong
track record in similar sales efforts for public agencies with the ability to
attract builders, developers and investors. Together with NBPA’s
knowledge of the local market, they will market this unique property
regionally, nationally and globally to generate multiple competitive offers.
The property will be sold as is, without entitlements, and the
buyer will be required to acknowledge that all
development rights are subject to the City of Santa Rosa’s entitlement
process. As before, Parcel J is not
part of the sale and the cemetery will be
left intact and undeveloped.
With marketing efforts commencing in late August, offers are expected to be received in the next few
months. We hope to bring forward a preferred offer for
approval by the Board of Supervisors late in fall, with a closing to occur
before the end of 2020. Staff
will bring the offers to purchase back to the Board for consideration, further
negotiations, and/or approval as appropriate in a subsequent Board Item.
