Proposal: Request for Final Design Review for a previously approved and vested project of the Walt Wine Tasting room (formerly known as Best Family Winery) filed under PLP08-0029. Design Review for a single 30,000 square foot winery and tasting room building and a 5,000 square foot barrel cellar building, parking areas, and related site improvements. The vested Use Permit maintains the approval for a 26,500 case winery (maximum annual production capacity), and a public tasting room open seven days a week from 10 AM to 4 PM, with retail sales and tours; and including a total of 12 marketing dinners and/or luncheons per year with a maximum of 40 guests per event; and participation in four industry-wide events per year with a maximum of 150 guests. Dinners will be held until 9 PM with clean-up done by 10 PM, and luncheons and industry-wide events will be held during tasting room hours. The re-design maintains the butterfly garden, roof mounted solar panels, water conservation measures, and oak trees on the 7.61 acres.

Proposal: Request for Design Review for 4 self-storage warehouse buildings on a 5.06 acre site at the northeast corner of Eighth Street East and Napa Road. The project will be developed in two phases. Phase 1 will construct three buildings of 25,513 (Building A), 9,666 (Building B), and 11,218 (Building C) square feet with a 52-space RV storage yard within a courtyard created by Building A and C. Building B is located within this courtyard and is screened from public view by Buildings A and C. Phase 2 will replace the RV storage yard with an additional 34,413 square feet of self-storage warehouse space. The perimeter will be landscaped and no structures are proposed within 200 feet of the centerline of Napa Road. Site access is from 8th Street East.

Time limitations on public testimony may be imposed at the discretion of the Design Review Committee.

Applicants/Developers: When the Chair announces your item please come forward and be seated at the conference table and sign the attendance sheet. The Chair will first request a staff report. Next the Chair will ask you to make a brief presentation. Speak into the microphone, as all meetings are recorded.

Other Interested Persons: For projects which require public hearings pursuant to the provisions of the California Environmental Quality Act, the Chair will announce the opening of the public hearing. Upon recognition by the Chair, step forward to the podium, state your name, sign the attendance sheet and speak into the microphone as all meetings are recorded.
